Top management of the company told about the vital stages of cultural and educational cluster construction on Oktyabrsky Island

The piling field of the Bolshoi Theatre branch in Kaliningrad is down the final straight. As of today the foundation readiness is 96%. Dmitry Rzhannikov, General Director of Stroytransgaz-Zapad LLC told about the piles which are unique for the Baltics in terms of depth and diameter.
“582 heavy-duty bored piles 45 meters long and 1 meter in diameter each will hold the foundation of the Kaliningrad Opera and Ballet Theatre. Such size of piles was conditioned by the need to build on weak, water-saturated soil. This provides unique reliability and durability of the building foundation,” – Dmitry Rzhannikov, General Director of STG-Zapad LLC noted.
He believes that bored piles (BP) provide one more advantage which lies in the absence of vibrational and dynamic ground oscillations. “As the pile is made directly in the soil rather than installed using the impact method, there is no impact noise and soil vibration and it is extremely important considering a close proximity of residential buildings,” – Dmitry Rzhannikov, General Director of STG-Zapad LLC noted.

The present pace of BP installation is very good. 21,000 cubic meters of concrete and more than 3,000 tons of reinforcement were used for pile foundation. Completion of piling works is scheduled for mid-August.
At the same time, concreting of the building foundation is underway at the site. About 2,000 cubic meters of mixture was used for the first large-scale concreting phase.
The foundation slab was also concreted at the site of Baltic Higher School of Music and Theatre Arts (RGISI branch). On the first stage, 1,800 cubic meters of cement mixture were poured, which is more than half of the total foundation. In parallel, the foundation slab reinforcement is performed.
As Vladimir Lavlentsev, General Director of Stroytransgaz Group noted in the course of his working visit to the Kaliningrad cluster facilities in July, the shortage of construction materials was avoided thanks to the company’s own reserves and preliminary contracting of construction materials, equipment, and furniture. The company’s management keeps the situation under personal control.
“Despite the difficulties with the transit of construction materials to the Kaliningrad Region and, in particular, shortage of cement in the region, the construction of the cultural and educational cluster does not slow down and is carried out in line with the schedule,” – Vladimir Lavlentsev, General Director of Stroytransgaz Group said.
Construction Site of the Tretyakov Gallery Branch in Kaliningrad
Significant progress has been made in the construction of a building of the Tretyakov Gallery branch. The monolith of the principle building is 100% ready. Concreting of the ninth floor roofing of the fifty-meter administrative tower has been completed. The last stage of concreting – tower parapet and superstructure – is underway.
“In general, the construction readiness of the facility can be estimated at 50%. Special attention is paid to the ventilation of the building, in particular, exhibition rooms and storage facilities. The air conditioning system will maintain the microclimate required for keeping expensive exhibits. In particular, the ventilation system will provide cleaning and bactericidal treatment of outdoor air,” – Dmitry Rzhannikov, General Director of STG-Zapad LLC commented.

Facilities in Kaliningrad are built on two sites, Eastern and Western, located on both sides of Kaliningrad Stadium erected on Oktyabrsky Island for the FIFA World Cup 2018TM.
At the Eastern site, STG-Zapad LLC is building residential houses for the staff. The total area of apartment buildings is 27,693 sq. m. The area of a dormitory for students of Higher School of Arts (RGISI branch) is 4,174 sq. m.
Three facilities are under construction at the Western site: the Tretyakov Gallery branch, the Bolshoi Theatre branch, and the Russian State Institute of Performing Arts branch.
Construction of the Kaliningrad facility began in 2019. The developer is National Cultural Heritage Foundation for Social and Cultural Projects (founders: the Mariinsky Theatre, the State Hermitage Museum, the Tretyakov Gallery, the Bolshoi Theatre), the general contractor is Stroytransgaz Group.
